Now that the annual 26/27 secured property tax bills have been mailed, Assessor Rolf Kleinhans encourages taxpayers to carefully review their bill, including the assessed value of their property. While the Nevada County Assessorโs Office strives to provide accurate and equitable assessments, property owners have the right to question their assessed value. In fact, an established process is available to help property owners understand and, when appropriate, have their assessed value reviewed.
Property owners who have questions or concerns about an assessed value are encouraged to first contact the Assessorโs Office. Staff can explain how the value was determined and when appropriate, discuss the informal review process. If a property owner continues to disagree with their assessed value, California law provides a formal appeal process through the Assessment Appeals Board.
Assessment Appeals Board
The Assessment Appeals Board is an independent body, separate from the Assessorโs Office, made up of qualified community members who hear evidence from both the property owner and the Assessor when there is a disagreement regarding a propertyโs assessed value. After considering the evidence of both parties, the Board determines the appropriate assessed value.
The Assessment Appeals Board is an important part of the property assessment process, including the assurance that Nevada County properties are being fairly assessed. Having qualified community members available to serve is essential to maintaining this service for Nevada County property owners.
The Clerk of the Board is currently seeking qualified community members interested in serving on the Assessment Appeals Board. Serving on the Board is an opportunity to contribute to the local property tax process and help ensure property owners have access to an independent forum when they disagree with an assessed value.
