Last week, Assessor Rolf Kleinhans and the Nevada County Assessor’s Office mailed the 2026 Notice of Assessed Value letters to property owners throughout the county.
The Notice of Assessed Value is an informational letter that shows a property’s assessed value as of January 1, 2026, which is used to calculate your 2026-27 secured property tax bill. Nevada County is one of only 11 California counties that mail these notices before property tax bills are issued, giving property owners an opportunity to review their assessed value and contact the Assessor’s Office with any questions before tax bills are prepared.
“By mailing Notices of Assessed Value before property tax bills are issued, we’re giving property owners the opportunity to review their assessment, ask questions, and resolve concerns early,” said Assessor Rolf Kleinhans. “We encourage anyone with questions to contact our office. Our staff is here to help.”
Most property owners will see an increase in their assessed value due to the annual inflation adjustment required under Proposition 13. This annual adjustment is set forth by the State Board of Equalization and is mandated statewide. This adjustment is based on the California Consumer Price Index and is limited to a maximum of 2%. Properties enrolled under Proposition 8 are assessed at their current market value, which may increase, decrease, or remain unchanged each year depending on market conditions. If a property recently completed new construction, had ongoing construction in progress, or a change in ownership during the past year, those events may also be reflected in this year’s assessed value.

The Assessor’s Office is committed to fair and equitable property assessments and encourages all property owners to review their notice carefully. Property owners who believe the market value of their property as of January 1, 2026, is lower than the assessed value shown on the notice may request a free Informal Assessment Review.
